๐ Where I actually hunt for 1%-rule multifamily deals โ the sites and the off-market plays
Start on the MLS through an investor-friendly local agent, because almost no listing site filters for the 1% rule โ you run the math yourself on every promising address. For 5+ unit buildings, LoopNet and Crexi are the commercial workhorses, with CoStar if you want the deep data. Want it done-for-you? Turnkey shops like Roofstock, Doorvest and Norada sell already-tenanted cash-flow rentals, and Auction.com lists foreclosure and bank-owned stock. The fattest margins, though, live off-market: wholesalers, tired landlords, estate sales and a little driving-for-dollars. Whatever the source, underwrite it the same way โ DealCheck, Mashvisor or the BiggerPockets calculators โ in minutes, before you ever pick up the phone.
